Finally  -only 20 minutes late:

Data through February 2026 reveals the following:

The S&P Cotality Case-Shiller U.S. National Home Price NSA Index, covering all nine U.S. census divisions, reported a 0.7% annual gain in February, down from a 0.8% rise in the previous month.
The 10-City Composite saw an annual increase of 1.5%, down from a 1.7% increase in the previous month. The 20-City Composite posted a year-over year increase of 0.9%, down from a 1.2% rise in the previous month.
Chicago, New York and Cleveland reported the highest year-over-year gains with year-over-year price increases of 5.0%, 4.7% and 4.2%, respectively.
Denver extended its decline to -2.2% year over year.

Month-over-Month

The pre-seasonally adjusted U.S. National, 10-City Composite, and 20-City Composite Indices recorded annual gains of 0.3%, 0.6%, and 0.4%, respectively.

After seasonal adjustment, the U.S. National and 10-City Composite Indices reported a monthly increase of 0.1%. In contrast, the 20-City Composite Index had a decrease of 0.05%
Historical

Measured from its June 2022 peak, the 10-City Composite is up 8.8%.
The 20-City Composite is up by 6.1%.
The National Index is up 6.2% from its June 2022 peak.

 

Market futures are looking tankish with the S&P down 41, the NASDAQ down  310 but they’re painting the tape high with the Dow – up 100.

    Inquiring minds want to know- how does Ure Crypto garden grow ? Do you stake, and earn income off that ? Short OTM Call options, or long/term dated Puts ?
    You see in the tbs crypto garden. The BTC “cuttings” have all taken root, and are progressing nicely. Why even some of the shitcoin “cuttings” are starting to show signs of waking up..from crypto winter.

  7. Looks like housing may be starting to top. That has always been the last nail in the end of credit cycle funeral preparation. Just too much capital tied up in real estate. We are still a long way from bargain hunting conditions, regardless.
    So what does TEF see in the housing picture? Curious as to how deep he sees it going. Once the big ticket items like housing start to click, the Elliott knee jerks start firing off in the familiar patterns. I think that is still probably the case because the flesh and blood supervision will override the AI suicide climb.

    • Housing prices, at least around here (and yes housing is a VERY LOCAL market so hard to generalize from one market to another) has gotten so expensive that young people are LOCKED OUT unless they are double income people and BOTH are making in the near to actual 6 figures.

      At the same time Real Estate Taxes in most places that don’t have a California style Prop 13 dynamic have climbed with the rise in market values of houses. Here they revalue the property every three years to the current FAIR MARKET VALUE … and voila your real estate taxes now are based on that NEW FMV, not on what you paid for it years ago, or even what it would have sold for 6 years ago which is a third to half of what it is valued at today.

      This real estate tax dynamic is impoverishing older people who’s income hasn’t gone up at the same rate, or even middle age people who’s income has only gone up at the stated “inflation rate”. LOTS of economic stress for lots of people due to this real estate property tax boondoggle.

      Something has to give wrt the real estate market. First time homeowners are now 40 years old versus high 20’s just 20 years ago and early 20’s back in the mid 60’s. We are becoming a country of Renters (which Wall Street LOVES since they can extract monthly payments TO THEM for years and years) versus Owners.

      If the Wall Street Financier Class had their druthers everybody who wasn’t in the top 10% of the economy would have to Rent from them for life. (around here the Wall Street Crowd is trying to buy every middle class single family home that comes on the market … they are being VERY aggressive about it with Cash Offers within 48 hours of those home being listed)

  8. My next-door neighbors got divorced and moved out. House is for sale now approx. $345K in what was once considered a ‘slum neighborhood’. Lava Zone 2, which no insurance co. will touch, so house will have to be a cash sale. May take a long time to sell… and now I’m worried if it rents, what kind of welfare people we will have that won’t take care of the property.
