Housing Outs It! Inflation Ho!

The latest CPI report makes the interesting assertion that Housing costs in the past year were up (month-on-month) by 5.7 percent.  While overall, thanks to a few items going lower, the YoY data showed Consumer prices up 3.2 percent from February 2023 to February 2024.

Lo and behold, brethren, here we see how that 5.7 compares with the Gold Standard of Housing reports, the Case-Shiller/S&P Housing report.  Read ’em and weep:  Year on Year data first:

The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, covering all nine U.S. census divisions, reported a 6.0% annual gain in January, up from a 5.6% rise in the previous month. The 10- City Composite showed an increase of 7.4%, up from a 7.0% increase in the previous month. The 20- City Composite posted a year-over-year increase of 6.6%, up from a 6.2% increase in the previous month. San Diego again reported the highest year-over-year gain among the 20 cities with an 11.2% increase in January, followed by Los Angeles, with an increase of 8.6%. Portland, though holding the lowest rank after reporting the smallest year-over-year growth, retained an upward trend with a 0.9% increase this month.

MONTH-OVER-MONTH
The U.S. National Index and the 20-City Composite showed a continued decrease of 0.1%, and 10-City Composite remained unchanged in January. After seasonal adjustment, the  U.S. National Index, the 20-City Composite, and the 10-City Composite all posted month-over-month increases of 0.4%, 0.1%, and 0.2% respectively.

“U.S. home prices continued their drive higher,” says Brian D. Luke, Head of Commodities, Real & Digital Assets at S&P Dow Jones Indices. “Our National Composite rose by 6% in January, the fastest annual rate since 2022. Stronger gains came from our 10- and 20-City Composite indices, rising 7.4% and 6.6%, respectively. For the second consecutive month, all cities reported increases in annual prices, with San Diego surging 11.2%. On a seasonal adjusted basis, home prices have continued to break through previous all-time highs set last year”

“We’ve commented on how consistent each market performed during 2023 and that continues to be the case. While there is a large disparity between leaders such as San Diego versus laggards such as with Portland, the broad market performance is tightly bunched up. This is also true of high and low tiers. The average annual gains between high and low tiers across cities tracked by the indices is just 1.1%. Low price tiered indices have outperformed high priced indices for 17 months. Homeowners most likely saw healthy gains in the last year, no matter what city you were in, or if it was in an expensive or inexpensive neighborhood. No matter which way you slice it, the index performance closely resembled the broad market.”

After the numbers, the market rally scheduled for the opening chilled a bit.

Guess if inflation is still going on in housing the Fed won’t be in a huge hurry to cut.

I think what many have missed though is that the data period for these numbers is when? January and we’re now only a week from April.  So nice, but somewhat historical, don’tcha think?

  2. This report seems to jibe with local radio here, prices up. But radio indicated sales down. Stagflation.

    Michigan started a housing assistance program for newcomers. I don’t think housing a family for $500.00 a month is worth it but some of the others may and this would help support the market. Adding a second family to a single family home will probably help $HD in the longer run.

    • The program looks like it’s up to $500.00 for an entire family. But it does create a pipeline with current newcomers getting a subsidy to send for more newcomers which creates a feedback loop.

  4. Slow Cooker Cheesy Bacon Ranch Potatoes

    Ingredients
    – 6 slices bacon
    – 3 pounds red potatoes, chopped
    – 1 1/2 cups shredded cheddar cheese, divided
    – 1 tablespoon Ranch Seasoning and Salad Dressing Mix
    – 2 tablespoons chopped chives
    Instructions
    1. Preheat oven to 400 degrees. Line a baking sheet with aluminum foil.
    2. Spread bacon in a single layer onto the prepared baking sheet. Place into oven and bake until brown and crispy, about 12-14 minutes. Let cool before crumbling; set aside.
    3. Line a slow cooker with aluminum foil, leaving enough to overhang to wrap the potatoes on top, and coat with nonstick spray. Place a layer of potatoes evenly into the slow cooker. Top with cheese, Ranch Seasoning and bacon, repeating 2 more times and reserving 1/2 cup cheese.
    4. Cover potatoes with aluminum foil and cook on low heat for 7-8 hours or high heat for 3-4 hours. Sprinkle with remaining 1/2 cup cheese. Cover and cook until melted, about 1-2 minutes.
    5. Serve immediately, garnished with chives

      I fry-up a dozen sausage links, cut them to half inch and add to the potatoes..,
      And I use my 16 inch “camp cook” cast iron skillet with lid and place it in the over.
      Next time I do this., I will try your slow cooker method.

      • That is a good question…why does cooking come up..for one I love to cook,I can in cans and in jars and retort can in metalized bags , dehydrate, freeze dry, create many of the simple pleasure we all take for granted..

  5. Since its inception almost 250 years ago, the United States of America has prided itself on being a nation that allows free speech for every citizen, no matter what they believe in. Now, some are saying that the federal government has broken its promise to defend this Constitutional right by censoring posts on social media.

    The case has made its way to the Supreme Court, and although the justices haven’t ruled yet, it seems like they are going to side with President Biden and the government’s right to censor on social media.

    If the Supreme Court does side with Biden’s administration – then Free Speech in America is destined to disappear across all platforms of communication. Slowly at first, but absolutely.

    Letters to The Editor – never published. Opinion on the vote of a Senator – deleted. Comment on the latest ruling by the Pope – not allowed.

    There will not be a single area of communication that won’t eventually be affected. Spreading even to your private email., as you are using a company’s services to send and receive those heinous emails.

    It will be interesting to see the outcome of the ruling. And unfortunately, a very sad and bad day for America if the case goes against us.

    • I am not an engineer. Pretty good with math though., and some experience in blowing things up and destroying other people’s shit.., and I can’t think of a better, faster way to drop a bridge.
      Mass / Momentum from a full loaded container ship? I don’t think there is a bridge support in existence that can withstand that kind of impact and survive. Especially square-on like that.

I use to think only on the big end but I have done it on both ends.. the narrow end is harder.. tesla and his earthquake machine had a theory that everything has a resonate frequency. I believe in the same thing. a crystal glass if vibrating it hit with the same frequency from a different angle will and does shatter.

    • Agreed. My feeling is that the crew realized they were being cyber hijacked, were unable to regain control, so killed the power in hopes they could reset the ship’s computer. No luck. When the power was restored, the ship made a hard right turn, directly into the bridge support.

      • An alternate theory is that the high tide was about 5 hours earlier and was flowing outbound. If the crew dropped one or more anchors at the bow, the current would carry the stern outward toward the channel, producing the same apparent hard right turn into the bridge support.

    • This area had heavy rainfall last weekend and everything was juicy.High tide was around 20:00. Ship leaves dock around midnight. Fiddle around release from tugs. Tide going out and the bridge abutments funneling it under the bridge. JUST because the lights went out doesn’t mean it lost power. Captain floored it road the wave for a direct hit.

I don’t take any prescription meds [ though a few people have made specific recommendations :-) ] I do have a list of aches and pains from a life “well lived”.., a couple of them can put me down for a day, or two., but generally I am in pretty good health. Though I did concede last year and bought a pair of reading glasses. Most print isn’t a problem, books, email., etc., but the ingredients on packages, and Chinese printed instructions, became to small for me to read properly.
    I told you all of that – to ask this:
    What happens to all the people that really do rely on prescription medication if the supply lines go down and they become ‘unobtainable’ ?
    Do millions of people simply die ? ., and do millions of other just sit by and watch them die?
    That whole scenario / image just sucks.

      what I was told… when my ex had surgery.. the office would call every hour on the hour.. berating me on the bill and one thing they said quite often is..

          a tragic accident can take someones looks.. a medical bill can destroy the number and push someone into a completely different social category a fire or storm can take the objects that people idol.. I think of my friend that came to our spare room.. he was once a very important person.. a hurricane and an explosion took it all.. called in to give testimony on the deep water oil drilling rig that blew up.. fighting insurance companies that gave them a penny on the dollar for his mansion.. blackballed living out of the trunk of his car trying to find work.. the oil companies black balled him for telling the truth.. and he was homeless.. his family once he hit hard times.. abandoned him he was alone and bitter.. he came to us his car broke down he had heart attack and had to have heart surgery.. smart man had a lot of sheets of paper for the wall.. but it meant nothing.. he was only valued for what he could give someone not for who he was.. the sad part was he got bitter and couldn’t accept having to accept the results and living in some poor schmucks spare bedroom.. He had it all.. then lost it all… what I tried to tell him.. but he couldn’t see it.. is he was still who he is inside.. it didn’t matter if his wallet was thick or thin.. or how his looks were.. sad to see that..
          I don’t value things.. I value the person and for who they are.. not what they are..

    • Yes, they would. My husband is on a dozen maintenance meds for a problem that’s been difficult to determine. Only four of them are vitamins (couldn’t get him to take multivitamins prior to his deteriorating condition), the rest are pharmaceutical creations. It would kill him to not have them at this point. If it all went to hell tomorrow, our time together would be a difficult countdown.

LOL LOL.. have one of those myself.. they thought neuromyelitis optica… and a dozen other things.. they thought I wasn’t going to be around very long either.. got a drawer full of those medications that just keep you going.. treat the symptoms ..
        they thought it might be heavy metal poisoning.. I worked with a variety of chemicals.. then a long time ago.. there was a water spill at a nuclear reactor.. they hired day labor..( I was one of them.. the uncle to my roto rooter guy was another one.. we are still kicking around the planet) no one told us.. about a half block away the specialists stayed with safety gear on.. but in the days were they paid a buck an hour five bucks an hour for a couple days was a big deal.. no one said anything until they bought us a beer at a tavern.. I asked one of the head guys why they had the clean room safety gear on.. he told me it was a hot water spill.. they couldn’t get the bucket close to the tank.. so we shoveled the dirt into the bucket.. ate our bologna sandwiches in the dirt along with our coffee .. I told the guy.. you could of given us some of the safety gear we still would have done the job.. the dirt was put in a big truck with drop down canvas that said a popular soup company with two kids looking at the steaming bowl of soup.. hmm.. do you get the idea that they were hiding the real product in the truck.. possible.

        then there was a study done because the fall out from the white sands testing landed in our area and they were doing a study to see if people that drank farm fresh milk was because of the fallout.. so who knows.. chemicals in the water.. was it environmental, chemical, or just that I was a work a holic and put in an average work week of a hundred hours a week most of my life.. seen a lot of people that have had many of the mysterious diseases..Medicine is like a lot of things.. it is the best guess considering the conditions that are present and any underlying conditions.. check the boxes and when they add up you get the answer or the best guess of the answer.. mine keeps coming back to Lupus..test positive on conditions then I test negative.. the eye doctor for the neuro myelytis optica.. keeps wanting me to go back for more testing.. but I am sorry.. NO… at four grand for ten minutes and he didn’t even give me a dam cup of coffee or a cookie .. and the long ass ride there.. not a chance in hell am I going to go back.. Hell I could get Stormy Daniels to rub my temples with nothing on saying poor baby.. for that kind of money LOL LOL LOL or three or four college girls.. with bikini’s on.. we could go on a cruise.. take a trip to see the cliff dwellings or take a trip to see oak island and what they are doing there.. so I will keep my four grand he can get his house payment somewhere else..

      Those folks who have read the book, “One Second After” know about the distinct possibility of an EMP hit. In that scenario, the people who need insulin will die, as it will be so difficult to obtain, not to mention how challenging it will be to store any insulin in a refrigerated container. Food will be rationed according to the community. People will be required to work in a more physical manner and will lose weight and become stronger. Anyone who was fighting a disease before the EMP hit will likely die from lack of treatment.

      • You know… an EMP…. five of them would wipe out the country put us back ten thousand years.. the studies all say the same thing.. we would be in rubbles.. what I find funny is.. even though all those multi million dollar academic studies done on threat analysis.. that the men in charge don’t consider making our grid rock solid.. but would rather keep it fragile and vulnerable rather than strengthen the countries security.. handing out ten kw solar grid tie systems to every homeowner in the state would be the same cost or less than one of the big wind turbines.. putting up thirty to three hundred solar towers depending on the size and output.. would be the same.. and it would be a cheaper alternative.. create thousands of jobs.. and we wouldn’t be afraid of the emp attacks..
        cheaper.. but it would affect the numbers on a sheet of paper to those that rely on getting bigger numbers on their papers.. so keep the country vulnerable so someone else benefits..
        when we wrote up the guidelines.. I did research and found that was how a couple of smaller countries did it.. they didn’t have space for a big plant or the big wind.. so they handed out small systems to every home owner and apartment dweller.. simple easy and effective.. we outsourced industry.. making us even more vulnerable.. but then its the four dollar dishwashers that are getting the bigger numbers on everyones papers.. they sold the soul of the country and themselves for a number.. is that the mark of the beast.. the business model we adhere and depend on to today..

    • YES … many millions would die, a few million very quickly, for others it would take a few months.

      Probably 20% of the American Public is on some sort of long term medical drug maintenance program (my health insurance agent tells me 70% of his clients over 70 are on some sort of drug maintenance program – I am in a city may be better in the rural areas), and while a bunch of that is for drugs that are of questionable value to begin with (statins for example) for many it is for life and death ongoing treatments.

      Collapse of the medical system:
      EVERY person needing dialysis will be dead or on death’s doorstep within 90 days
      EVERY person who had transplants and needs rejection blockers will be dead within 6 months
      EVERY person needing insulin injections multiple times daily will be dead within 6 months, and most of those who only need it once a day within 12 months

      Just those three items probably add up to 10 million people

      Then add in all the other crap that people NEED medicines for, particularly the elderly.

      The complete collapse of the US medical system, not counting anything else, would probably cost between 30 million to 50 million lives in the first 3 years after it collapsed. Older people in particular would be hit hard, really thinning their ranks quite dramatically and quickly.

      Of course if there is FAMINE then the collapse of the medical system will just be a sideshow to the REAL event.

      There really is no other resolution, than for “nature to take its course” and for people to allow it.

      We really are blessed with drugs whose action can best be described as “miraculous.”

      With that said, every drug extant, which wasn’t created via genetic manipulation, is rooted in herbal medicine:

IOW perhaps neither pneumonia nor a lower respiratory infection will kill you, but the two together, will. If a person can arrange their life and lifestyle so as to only “catch a cold” of one type at a time, and get on the remediation herbs instantly, even without prescription meds, someone with a heart, lung, kidney (etc.) condition may live long and be productive without their scripts.

      The trick is to know what you need to survive, before the crap hits the squirrel cage. My collection of primitive, Asian, and herbal medicine books are not just for show. Every family group should have such a library, and someone in the group should take the time to evaluate the local flora, and add to it if necessary…

        You could make saki to or you could make using your koji spores.. make some really really good soy sauce….saki is best way of getting the red yeast in liquid form LOL LOL or bake rice bread.. red yeast balls.. they last for about a year to.. in a jar in the cupboard.. or you can make your own rice balls.. some of them put the yeast balls on a string and hang them above the window..

  11. I am not an engineer. Pretty good with math though., and some experience in blowing things up and destroying other people’s shit.., and I can’t think of a better, faster way to drop a bridge.
    Mass / Momentum from a full loaded container ship? I don’t think there is a bridge support in existence that can withstand that kind of impact and survive. Especially square-on like that.
    I am not surprised at all.

  12. Old Men and Ladders
    -yeah, sounds like a disaster novel in the works
    This is in response to an on-going conversation a few days back.
    I had an idea regarding Old Men and Ladders., and emailed a doctor I know – surgeon – sports medicine. Nice guy.., really likes my Harley – so he can’t be all bad.
    I asked him that since everyone suffers from hearing loss as they age., some negligible., some more severe., does the inner-ear also degrade as we age.., causing balance problems?
    He stated: Absolutely. The inner ear does “degrade”, as you put it., thus your thoughts on old men climbing and falling off of ladders is well founded.
    Testing and inspecting the inner-ear though is very challenging and difficult problem., and there is no known way to repair., or even enhance the inner-ear to make up for that loss of function., and thus the loss of balance.
    .
    So – there may be an actual medical cause of the ” Old Men and Ladders Syndrome”.

    • I don’t know if age-related inner ear problems would respond to the same treatment, but after having vertigo about 20 years ago, I went to vestibular rehab. The activities and exercises didn’t cure the vertigo, but they taught my brain to work around it and restore most of my balance.

      • Actually, I think it’s correct. I used to get terrible vertigo when flying IFR – and while it takes practice – a good bit in fact, you can train yourself to ignore signals from your “lying inner ear” – which MAY be a path to safer ladder work. Just being aware to “trust your eyes on the instruments” and ignore false balance.

      • I was fearless until I was 40. Can still remember the terror like it was yesterday, climbing Chichen Itza…all of a sudden I had a fear of heights. If it wasn’t for that rope and coming down on my rear, I would never have come down that pyramid.

        As far as the inner ear and hearing.

        Have to give up caffeine, all caffeine, even chocolate, Bayer Aspirin etc.

        Have to reduce salt, as much as possible, no pizzas, no canned soups, etc., etc., etc.

        Those 2 things will naturally reduce or stop vertigo.

        Look up Menier’s Disease.

        • OH MY.. you climbed Chichen Itza… now I am jealous.. LOL.. that is one place I have always wanted to see.. the same with the cliff dwellings at four corners.. and a couple of spots in turkey… and of course the water gardens in china and the greenscaping they are doing in Thaiwan..
