        Just a couple of weeks or so ago a news story ran that one of those original lenders had just off loaded much (all?) of their Twitter Buy loan and had gotten (I think it was) 96 cents on the dollar.

        Since those were VERY HIGH INTEREST loans they actually made out like a bandit with that loan, ended up making a lot of money on the deal though they did have to hold it for several years vs turning it in a more typical 6 to 18 month period.

        Muck clearly overpaid for Twitter, why he tried to renegotiate the deal before it closed but the Courts wouldn’t allow him, but since he has cut 80% of his labor (people) and is finally getting advertising back (after his lawsuit about the secret effort to keep advertisers away run indirectly by the US Govt and/or it’s minions) Twitter actually now has reasonable cash flow to work with.

    The “Expectations Index,” which tracks consumers’ short-term outlook for income, business, and labor market conditions, also fell to 72.9 in February from 82 last month. Historically, a reading below 80 in this index signals a recession in the coming year.

    This Index has been watched closely., but – it has dropped below the 80 mark, doom-n-gloom point, on a couple occasions in the past few years and no recession has appeared.

    It is a good one to watch., but I don’t believe it is the solid indicator it once was.

    • dLynn : lots of indicators seem less prescient of late. Still, it’s reasonable that would happen during bubbly peaks due to attention diverted to the latest whiz bangery. I giggle watching crypto added to so many Chyrons now that it’s in vogue again. The VIX used to be a solid indicator that seems less instructive? My birthday.,”The Mrs” birthday., our Anniversary.., The annual “I don’t give a damn what the weather is doing” – barbecue-bash with all my local trading partners. [ It’s usually a biggie.] And this year I have two projects [ one big, one small-ish.] to squeeze in there somewhere.., plus all the Spring ‘clean-n-prep’ of the raised vegetable beds [ frozen ground – weather dependent – still looking at small rototillers ] Get the green house going for full sprout production., and my annual Supplement Review.., which takes more time each year. [As I get more informed and ask better questions.] Along with all the daily-daily stuff., and three, or four novels., a possible big stakes private game invite. [ The tension mounts.!] Told a ‘semi-friend’, occasional shooting partner, that I would do an action-job and rebuild his 1911 45acp – which is a real time-sink, as I am ‘very’ attentive and focused when dealing with someone’s EDC. And of course., whittle-away on the “Honey-Do-List”. Ohh.., one more ‘thing’. Possible new theoretical math research project on the horizon – but I am a little hesitant on this one – this kind of research really messes with my personal time-line.., as in: “I forget that time even exists!” – “The Mrs” doesn’t like it very much either, as I disappear into the Twilight Zone ‘math haze’. But the subject is very interesting and very close to something I have been pondering for a few years – seems they are waiting for the funding to be approved., and confirmation on mainframe scheduling., and the various vendors to sign the coffee-&-donuts with fresh taco delivery guarantees.

        George’s list is very comprehensive and thorough – covers damn near everything., though I do not see any pre / pro biotics, vitamin ‘C’ or Glutathione., or fish oil [ get only the best grade fish oil., or it’s kind of useless.]
        Since your Med-People do not know supplements – “you” need to do the research and work. Copy and paste all that is listed here., then look each one up for what it does., and how it may benefit you.
        George lists Quercetin + Zinc. I do not do that. I take both of them, but separately., to control the amount/potency of each.
        You have to do the research and the math. It “will” pay off in the end. A little overwhelming at first, but once you dig-in and get going, it does get easier., and you will be better informed., and understand the terminology better.
        Side Note: I do not take all the supplements George has listed here.

        Take care with the Baby Aspirin regime. A lot of new research and evidence is pointing to the fact that it may not be as beneficial to those over 70 as previously thought., due to the potential of internal bleeding. I take one every-other-day. No longer daily.

    I have talked about the Commercial Real Estate crisis, and how they have been shoveling everything they can over it to hide it now for a year. In my life I have now seen several of these CRE cycles come and go and they all follow the same pattern:

    *Banks over lend based upon Pie In The Sky Appraisals, appraisals that have no reality to anything real on this planet

    *After the borrower bleeds all the excess cash out of the property and the loans (making themselves rich) voila suddenly unanticipated vacancies start appearing in the property or properties. Who could know that the leases were going to expire? Absolutely unknowable information. Nobody ever knows when a lease is going to expire!

    *As vacancies appear and releasing problems show up, well rents have to be lowered to entice new tenants, “IF” they can find anybody at all to lease the space. Downard the rents spiral, but nobody is worried since like with Wine the old buildings are just getting better with age and no maintenance so in just a short while rents will not just go back up but rise ABOVE what that Pie In The Sky Appraisal said were a guaranteed amount

    *As tenants leave and rents drop … suddenly almost all the cash flow coming in, from those still paying (never evict someone in a problem property who is already in because there is nobody to replace them and they MIGHT pay eventually – ah the dreams of real estate guys – is all going to pay the building operating expenses.

    *Loan payments now can’t be made, but don’t worry, your favorite lender will LEND YOU MORE MONEY so you can pay the loan you already have but can’t pay!! Bank Regulators are happy. The loan is in compliance!

    *Now some time elapses and the bank examiners are starting to actually read some documents and are sniffing around, don’t worry they will NEVER visit the property in person to see what the true story is … time for some serious loan modifications, say one that has NO PAYMENTS for the next 6 month and then the owner will make double payments! Looks good on paper, to the Bank Examiner, all the paperwork is in order so the loan is categorized as a “Performing Loan”! (even though the owner can’t pay a single penny on it since all cash is going out for building operating expenses).

    OH and as you are going through all of that NEW Appraisals are ordered up which show a value that now is even HIGHER than the last one which was used to get the loan that the owner can’t pay.

    Then ONE DAY … one day … a bank examiner finally realizes that this darn loan and about 100 others in the institution’s portfolio hasn’t had a single penny paid on them for over two years, BUT THE PAPERWORK ALL LOOKS GREAT!.

    Suddenly a CRISIS arises … just “Out of the Blue”. The bank regulator is asking REAL questions now, not just looking at paper documents.
    Everybody is saying “Nobody could see this loan problem coming. IMPOSSIBLE to foresee. Everybody agrees on that!!

    And then the bank collapses into a pile of shit, or maybe it is an insurance company, or maybe it is a bond fund. If it is a big enough Shit Storm shoot even a brokerage firm, which probably helped structure and sell many of those loans, may be rendered insolvent. Yep even some sharks may be eaten (don’t worry other sharks will quickly replace them)

    Amyway the link is to a GREAT Zero Hedge Article that goes into what is developing presently in the CRE realm. One has to understand it takes literally YEARS for all the shenanigans to end when it come to a CRE collapse. For a single property they can hold off it even showing up as being insolvent for up to TWO YEARS without a single penny being paid on the loan!

    The CRE market started having serious trouble about a year after Covid started but because of “embedded leases” it didn’t start showing up as cash flow problems for owners until a couple of years later. Now we are getting to be about 2 year AFTER those cash flow problems began to hit and all the wall paper in China can no longer paper over all the shenanigans the CRE owners /syndicators /lenders have been doing to bamboozle everybody about the problem(s)

    Get ready for MASS credit impairment events to start cropping up in a couple of months and then getting worse and worse through the summer into the fall.
