OK…read ’em and sleep:

Historical
- Measured from its June 2022 peak, the 10-City Composite is up 13.0%.

“Homeowners and renters alike breathed a sigh of relief in June as inflation cooled to 3.5%, while the S&P Cotality Case-Shiller National Home Price Index posted a 1.5% annual gain, up from a 1.2% annual gain in May,” said Rebecca Kaufman, Associate Director of Commodities at S&P Dow Jones Indices. “While home prices continue to decline in real terms, lower inflation and firmer nominal home price growth in June helped slow that pace of erosion.
“The housing market remains under pressure, with 30-year mortgage rates holding near 6.5% in June,” Kaufman concluded. “As financing costs are kept high for prospective buyers, current homeowners remain reluctant to give up the low mortgage rates secured in prior years.”
Afters the data came in, the markets started looking up, up…

hmm… is it true or just some more happy horse shit to tell the people in the neighborhoods where real life is just a rummor…

people have always used tent cities and cardboard boxes to live in..
they use drugs and alcohol to escape reality.
https://youtu.be/ozwbfU2kD6A?si=O2bts7BlmaT7Y2TB
I seen three families move into campers this past year because low-income housing now costs more than what low-income can afford…
the canary in the coal mine was San Francisco.. people making shy a quarter million qualifying for food assistance..using b the sidewalks as restrooms..
my grand daughter was seeking a house.. but to afford the house she would need fifty bucks an hour clear.. the numbers may be real but what they aren’t showing is how the money they have saved is quietly being drained off from the bottom up..
my sibling called just yesterday..they need to move into an assisted living..he lives in a gated community where real life simply doesn’t exist..after ticker shock..he decided to buy an estate give his grandson a five bedroom house have one built for them..the grandsons fiancee is a caregiver and will look out for them..its what I mentioned to him that I was planning to do..quick claim the house..and continue living in my same bedroom..
All of this are simply symptoms of a system where wages and costs have fully decoupled from reality….
And that’s the part the index report doesn’t address..
The report Itself is technically correct within its narrow economic frame… aimed at those living in neighborhoods where the inflation curve doesn’t effect their quality of life….it does not reflect the lived reality of most Americans…
Of course that’s just my opinion the moron of the wastelands…
Fading this one Kemmosabe, as I go for moar Gold.
On another note, beware the dreaded Ship Worms that EAT wooden pilings in SE coastal waters, the hell?
Let me introduce to you the voracious Teredo Navalis…F-ers.
Had the marine engineering guys out this AM , looking at redecking a very long dock out to dock house/ICW, and cost of adding floating dock/swim platform.
Dock and dock house are stained wooden boards and holey pilings attached to newer healthy pilings. Dock runs 50 yards from edge of yard to waters edge over grassy marsh, and then another 25yards into water.
Looks like 4×8 ft cement decking, with cement pilings is way to go in both Costs and Durability.
Does not get too hot, great traction, and it does not Splinter. Splinter is the big issue as this place is designed for Grand Child entertainment..and grandpa entertainment.
Speaking of which grand child # 2 of 2027 is on the way. Mom is OB/GYN surgeon and going in this afternoon for Inducement procedure. Too much fun, both of our kids were very late(2weeks) with one even bursting the umbilical during Delivery, which earned Her a free ride to the NICU . Bad scene there when I was at observation window with my estranged Father, looking at new Daughter/Granddaughter – almost broke the viewing glass..nurse came in and went right up to my lil Girl, lifted her foot up and jab some shit in her heel, she started wailing, and I about lost my shit..ABOUT.
Anywho dam ship worms clouding my best laid Dock plans…its WAR!

‘Nationwide, foreclosure filings spiked 21% in the first six months of 2026 compared to the same time last year, according to an analysis of ATTOM data by ABC News and ABC Owned Television Stations. Compared to this time in 2024, they are up 28%, according to the data.
The analysis also shows that foreclosure filings increased by 71% between 2020, when many pandemic-era protections were initiated, and 2025.
The data analysis found that Florida had the highest average number of yearly foreclosure filings per ZIP code in the time since the COVID-19 pandemic, followed by New Jersey, Delaware, Nevada, South Carolina, Illinois, California, Maryland, Ohio and Arizona.’

exactly my point C. when I was forced to go back to work..a few of my clients lived in the once expensive houses that are now average home costs.. what was interesting is home sales..they would be bought then up on the market three months later..even the estimated general income is well below what’s needed to buy the American dream..

none of those wages are high enough to cover low income housing monthly rent…
none of the professional wages are big enough to afford a home..and all the inflated costs..
Which leads me to believe that the official reports are nothing more than smoke and mirrors focused on those living in the neighborhoods where real life issues simply don’t exist.
now my curiosity is..after all that smoke is blown up their asses..are they emitting smoke signals every time they lean over???
In these parts, a smallish house in a high density subdivision goes for $300K+. A 2K sq ft home with enough land to get an ag exemption goes for $1 MM+. But most of the morons who build in the country have no idea to actually operate an ag business, so they pay horrendous property taxes. Not sure how a kid trying to get a degree can make it without becoming a lifetime indentured debt slave; minimum wage earners without family housing support all live like migrants.
While my property has no liens, I spend a major part of my waking hours fending off state-sponsored attempts to steal it, and in between, I spend way too much time and money getting ready for the next wave.
And most of the attempts to seize land are made by people of your political ilk, doing the dirty work for the personality disordered elites, foreign corporations, developers, power companies, pipelines, and freeways. In practice, the difference between a rightie, a leftie, a black shirt, a brown shirt and a wannabe robber baron entourage is just spin and hot air, and gang affiliations. They operate identically, with the same objective, to exploit small property owners.
The real problem with housing is that pretty much everything in this country is controlled by gangs and their officious allies. And the most violent and psychopathic are the Progressives and all the hate groups they control through their NGO affiliates. But the most devious are the elites, who control the partisans with their “donations”.
The law industry just cozies up to whomever is paying. Their networks of felon CI’s are used to generate false intel that justifies attacks against anyone who doesn’t roll over for the bullying and exploitation. Been there.
yup…300,000… says that essentially you need to make thirty bucks an hour to make the payments.. housing use to be one quarter of your income not thirty percent or double your income more…..then taxes…my home taxes are based on a thousand percent more than what I paid for the property and materials… which is why I had to go back to work even with all my physical conditions.. taxes house payment and insurance..all the fees that cannot be negotiated or reduced ..went up to the level that was , $600.00 more than we took in in retirement..they built a new school.. tried to get it reduced only to stand in a line of over five hundred at courthouse opening..to find out that social security was double the level to reduce it..
seen a woman in tears at the meals on wheels crying being snoopy I asked what’s going on..she says I’m almost ninety and I have to go back to work to survive..
As much as I would like to give everyone the finger and retire, I’m slow rolling that. Maybe I can I might pull it off when I hit 70; but I may need to wait until 72 when I start my mandatory IRA draws. Like my brother told me to cheer me up when I was fretting about running out of money after I retire: Well, maybe you won’t live that long.
(“As much as I would like to give everyone the finger and retire, I’m slow rolling that. Maybe I can I might pull it off when I hit 70;”)
I didn’t retire — I was forced out by catastrophic health issues that nearly killed me. I’ve lived at the bottom of the system since childhood, fighting medical bills that could crush a city. Venting isn’t weakness… it’s how I keep from poisoning myself with bottled up stress. What those years taught me is how to maintain a quality of life when the numbers stop making sense…make the things needed ..like the grandsons candy bare for Smores with two young ladies around the night fire pit.. I see what’s coming like a runaway freight train, and it scares me because the signs are obvious in the real neighborhoods and retirement a thing of the past..my sibling that had roses most of his lke getting ticker shock when he was looking into a retirement home..— the elderly stocking shelves, the disabled working to survivesurvive ( one young lady working at Wal-Mart was in a catastrophic car accident where she was expelled from the car..I took care of hervwhen she was in a coma and not expected to live or be able to do anything… great hospital for spinal and brain injuries in Omaha brought her up to at least surviving..I usually buy her a bag of mini chocolate bars when I see her working dusting shelves), families living in campers. Meanwhile the people making decisions live in a bubble where reality never reaches…I don’t know how or what they can do to flip the future I see coming, but I do know how to survive it or at least give it a good run , because I’ve been doing that my whole life… I hear ya on the flipping life off and retiring.. with peoples savings being drained by inflation and what i see is a Zimbabwe future looming ahead of us..retirement may not ever be avaioable..I’d like to believe I’m not a total box of rocks mentally even though life and careers say I am..
the bug question in my mind is will those rowing the boat realize that they are rowing the boat in a massive whirlpool before we go down the drain…
BTDT C,
Back in 2008 built a McMansion in one of those fancy communities. My LARGEST clients at the time were BIG Bank, Big Commercial RE firm, and a successful Biotech co.- Philadelphia/Wilmington markets. Two outta the three went into “ belt tightening” mode, and our ability to make payment on Jumbo mtg was based on my max earnings plus commissions &bonuses. Spouses job/career was steady with big year END bonuses.
Took 3 years to rebuild Credit Rating after that debacle. Ever since that Experience, we will only use Cash/Cash equivalents for all Purchases.
If I can’t pay cash, I can’t afford it- SIMPLE.
“Family office” bot Daughters house and bot 50% of Sons house, self provided 1/2 of balance in form of loan. They took a small mortgage on about 25% of total balance in order to Build stronger Credit rating.
Today we be working on the Grand Kids futures, and removing the burdens of paying for top notch Educations. We both strongly believe in it and that had been drilled into us by both sets of our parents.
Rigorous Education can be thought of as a Rising Tide..for it Lifts All Boats(Children). I don’t know about You all, but lord knows I need all the Edumacating I can get.

To TBT or Not to TBT, that is the question.
My good buddy Gold was asking, “ How You like me now?”
Yerp shorting Gold & bbbbbbBitcoin here seem like a Winning plan.
So yeah we keep printing up schitt, and the rest of world keeps gobbling it all down.
Greenbacks have NOT been Dollars for years. Notes are Interest bearing. Do you understand Interest Bearing ? It has nothing to do with Koalas, Pandas or Trash Pandas, and everything to do with DEBT and Insolvency. Which is where “USA Corporation” has been for ages…Insolvency.
Anytime that word is even mentioned, should send the savy investor to the Silver&Gold store at JM Bullion, Kitco, etc for some Austrian Philharmonics or whatever cheapest per Ounce priced Silver and Gold Bars and Coins.
Weekly Starbucks dbl shot espresso mochachoca Latte at $12 or 1 ounce Silver…..oh wait that was 2022 – never mind.
All good, anti cyrpto types, world needs losers to fulfill the other side of the Equation. Besides, you do know what to do to that rolling Doughnut, no?
If inflation is 4% , we spend 6% on debt borrowing and grow 2% on growth with stable prices then we print rest to backstop appearances as equity.
Cc, we spend 14% on the nat’l debt, not 6%!
https://www.cbsnews.com/news/national-debt-tops-40-trillion-doubles/
‘Net interest costs, which approached $1 trillion in 2025 and accounted for nearly 14% of the nation’s spending, are only part of the problem.
At the same time, a combination of tax cuts over the last two decades has decreased the nation’s revenue. The Congressional Budget Office estimates that the Trump administration’s One Big Beautiful Bill, passed last year, will add $4.2 trillion to the national debt through fiscal year 2034.’
The Iran War has gone nowhere, after 100+ days, TACO has admitted a ground invasion is out of the question, the ‘sanctions’ may not work either…except they may work ‘against’ the U.S. Taxpayer lol…’One Big Bully Bill’ thx to King Trump !
Western Civilization sure was fun while it lasted.
lol lol .for some.. I faced catastrophic medical bills before I even started shaving ..had more catastrophic down periods than the vast majority.. once thought I had the future bright only to be shoved in a life at the bottom.. but I learned some pretty cool stuff. using the marine motto..adapt, improvise , overcome….best motto I share it with all my grandkids… read learn and proceed forward..
of some of the cool crap..was sick and laid up..had a perforated bile duct and peritonitis.. anyway I was stuck watching as the stomach churns ..you know the shows intended to convince you that your life doesn’t suck as bad. a friend heard about a guy near Chicago..that built a satellite system..( during the days before they were common) I got the schematic from him and went to tandys radio shack..bought a DC AC and rf signal book and went to work..one of my shoebox projects..using string between two points got the parabolic curve and built one chicken wire window screen and fiberglass.. once I had the form I could make a four piece pie mold …the old commercial can you hear me now.. really hit home..once I built it I realized the need for testing equipment..lol tried to use a TV as an oscilloscope only to blow up the television lol lol so I would sit on top of the ladder yelling in..can you see anything yet..lol lol
I was just asking my daughter if my ex had a photo of the house and dish..the dish dwarfed the house lol..had a couple of official type men stop and inquire who taught me how I handed them the three RadioShack books and said there . everything you need is in those books..lol lol lol made a laser sound system to ..long story as a joke to get my neighbor to stop peeping in our windows with binoculars..gathering the sound off a window pane..with a laptop today a salad bowl and a 0.99 cent pointer you could whip something like that right up…back in the seventies it was a little more challenging…today my interests revole around kitchen gadgets.. some off the blessings ..don’t revolve. around crap..people gather crap and forget the basics..your furniture will come and go so will the cars etc … what remains is the human connection and your health . when your health goes everyone is the same.. there’s no distinction between social classes..the ability to proceed once life becomes routine and stagnant to weather the storms of life with dignity together…many run from commitment being able to stay the storm..one reason I admire two friends..their wives are fighting an ongoing battle with illness .they are staying the storm of human determination..God bless both of them so many run frantically away from commitment..and then there’s good food…learned how to make chocolate when I was so poor I couldn’t afford a chocolate rabbit for easter…( last year a crying grandson couldn’t afford a chocolate bar for s’mores…so I showed him how..that year everyone got chocolate bar molds and recipes) wine same thing the quality of life comes from the simple things .not some crap on a shelf..
(“remember gurus / gods of economics !!! rate rises are inflationary !!! get it . nah your all brainwashed by the spike protein and AI. the deployment of capital and stimulus at the correct time . go and play with your sheetcoin”)
lol lol seriously Inflation doesn’t make your money disappear — it makes your money pretend it’s still there….. The number in the bank stays the same, but the buying power quietly drains from the bottom up…. A million dollars before inflation is freedom from worry …then a million dollars after inflation is an illusion.. you think hey look is here I still have it… Reports may say inflation cooled or home prices stabilized, but that doesn’t reflect the reality of families moving into campers, low income housing becoming unaffordable, or people needing $50 an hour just to qualify for a starter home. The optics look stable, but the lived experience tells a different story…..
its an illusion to paint the pig ..yet the pig is still a pig ….
In the early nineties..Early 90s….
a can of soda was = $0.25…$1,000,000 bought 4 million sodas
Where Today…that same soda soda costs an average of = ~$2.00
so tgat same $1,000,000 buys 500,000 sodas…
that million lost 87.5% of its purchasing power….
That’s inflation.
Its not the number —its the capacity….Many ciuntries have used extreme interest rates to create the illusion of stability….
“Look, your savings are earning 100% interest — everything is fine.”
But underneath, inflation is eating the principal faster than interest can grow it…the illusion of wealth and prosperity…
It’s kind of like like pouring water into a bucket with a hole in the bottom…
The bucket looks full from the top. But the bottom is draining….
the part most people miss is that Inflation doesn’t hit the rich first that is what shocked me..what i experience in life simply didnt exist in the gated neighborhood — it hits the poor first, the working class second, and the middle class last.
By the time the middle class feels it, the bottom has already been hollowed out….
a sad day indeed. the light of Dolly Parton has left the darkness to follow the sun of another world on the same day as
America’s bulldozer president plans to raze the Kennedy Center and rename Lake Ontario if he’s frustrated in one of his top legacy projects and his latest trade war.
it’s the end of the world as we know it and I (don’t) feel fine……….
Winter,
Dolly Parton was an American Icon. I loved the way she spoke to everyone like she had known them for years, just as if they were sitting on her front porch drinking sweet tea. She knew no strangers. What a life she had, from being one of eleven siblings born in a one room cabin in East Tennessee to a world recognized phenomenon.
According to Greg Hunter, she was murdered.
Greg Hunter 08/26/2026
Gordon,
They murdered Dolly with the CV19 shots. They tricked her into thinking she was doing something good. Those evil bastards!!!
