  1. Remember my Dad being proud of scoring a 30 year mortgage under 9% back in 1972. I didn’t understand the big deal as a 10 year old. Guess because of this I have always seen the rates as low and consider myself lucky only paying off a 4 3/4% mortgage.

    • My wife and I renewed a 3 year mortgage in Canada in September 1981 at 21.5%. Renewed again in 1984 at 14%. I had just started my business and we almost lost our home. Those were the days.

    • In 1972 I got out of the Army with a VA guaranteed 7-1/2% loan qualification. But the VA didn’t have any money to lend directly. “No Problem”, they told me. “Just find a lender and we will guarantee the loan.”
      So I went to the local S&L for a home loan. They literally laughed in my face. “Why should we give you a loan at 7-1/2% when the going rate is 10%?! Hahahah. So my first home loan in 1972 was 10%. Your Dad done good. And I learned the VA was a worthless POS.

        Yep. When I went to use my VA loan in 1979 to buy this place, I made the excellent move of reading the fine print. The property must be fenced to VA specifications, all structures built have to meet VA approval, and if I sold any timber, half of the proceeds must be applied to the note.

        The local bank was delighted to take my money, no strings attached.

      • lol I could only get short term with a balloon two grand write up at twenty…the only good thing was I could pay it without penalty and split payments.. did a check paid an extra five bucks every two weeks and split the payment in half.

      • You could have went to a private mortgage company. I did during that same time period it worked out fine.

    well..have a good snooze..I’m just heading off for work. learning how to navigate the web charting . luckily there will be someone there to walk me through the technical stuff..should be home by two am.. just a short day..I smoked potatoes yesterday for tonight’s supper..

    • You forgot to mention that cooking destroys the choline, and that choline is the natural antidote for cholesterol. 2-minute is best; soft-poached is nearly as good; sunny-side up is excellent in bacon grease or unsalted butter.

      Canola or Crisco?

  4. it wasn’t always that way.
    My Dads postwar interest rate book only went up to tables for 5%. My first mortgage in 1987 was 9.9% and I felt lucky. My son got 4.5% for his about 5 years ago befor they started climbing. My daughter is looking at 6.5% now but she has more than a 20% down payment saved up to help her out.
    I tell her 6.5% could be a lot worse and will mostly reduce her tax, and a first house will probably not be her last house.
    On another subject I have heard many complaints about tax breaks for “the rich.” My reply is it is hard to give tax breaks to some one that pays no taxes at all.

    • I was just talking with a guy he pays two grand a month in home taxes..the purchase price of what he pays taxes on is about double the taxes for one year.. my taxes is only about twenty percent of what it cost me to build the cottage..not his fifty percent..when we moved into town a house that was sold for twenty seven grand then.. just sold for over a half million… the person young family with kids in daycare.. will have to clear a hundred bucks an hour to pay the mortgage and taxes..not even considering everything else.. A building that was bought by a friend for ten grand.. was sold a couple years ago for almost a quarter million.. inflation and its just starting..

    • The Civil War decided property taxes in the new empire. Looking at the historic record Ancient Egypt imposed property taxes. Property taxes are never going away… unless the South rides again!

      Last year Trump jabber-jawed on ending income taxes switching to an “all tariff policy” but the Big Beautiful Bill has been passed. Maybe next time.

  15. WEATHER MODIFICATION BILL HITS CONGRESS: GEOENGINEERING TO BE A FELONY

    Congress just took a wrecking ball to “conspiracy theories.”

    Rep. Marjorie Taylor Greene has officially introduced a bill that would make it a felony to inject or release chemicals into the atmosphere to alter weather, climate, or sunlight.

    The bill targets cloud seeding, solar geoengineering, and climate control experiments.
