Housing Starts and Producer Prices

…are as good a place as any to begin.  Both will have some impact on future prices, but let’s roll with Housing first, since the annual rate of housing prices was up 6 percent, year-on-year in the CPI this week.  Does this sound hopeful?

Building Permits
Privately-owned housing units authorized by building permits in January were at a seasonally adjusted annual rate of 1,470,000. This is 1.5 percent below the revised December rate of 1,493,000, but is 8.6 percent above the January 2023 rate of 1,354,000. Single?family authorizations in January were at a rate of 1,015,000; this is 1.6 percent above the revised December figure of 999,000. Authorizations of units in buildings with five units or more were at a rate of 405,000 in January.
Housing Starts
Privately-owned housing starts in January were at a seasonally adjusted annual rate of 1,331,000. This is 14.8 percent (±10.2 percent) below the revised December estimate of 1,562,000 and is 0.7 percent (±11.7 percent)* below the January 2023 rate of 1,340,000. Single-family housing starts in January were at a rate of 1,004,000; this is 4.7 percent (±11.6 percent)* below the revised December figure of 1,054,000. The January rate for units in buildings
with five units or more was 314,000.”

Weak housing starts will tend to keep housing prices higher for longer…

Producer Prices as the other data dart landing today. It’s like looking back up a sewer pipe to get an advance look at what’s just been flushed back up the supply chain a ways.

“The Producer Price Index for final demand increased 0.3 percent in January, seasonally adjusted, the U.S. Bureau of Labor Statistics reported today. Final demand prices declined 0.1 percent in December 2023 and advanced 0.1 percent in November. On an unadjusted basis,
the index for final demand rose 0.9 percent for the 12 months ended January 2024.

While a rational person would be challenged deciding whether to call Mike Rowe or Mr. Whipple to straighten this out, our natural inclination is to run like hell. But in a crooked, fixed economy, what could possibly go wrong?

Trump also has a trial coming next month over his stormy behavior of almost a decade back: Trump’s New York hush-money trial will start March 25.  We will have a prison-building festival in America if the government can prosecute for sex and compensation.  Which, it might be argued is how some marriages work, too… But this ain’t about values, it’s about revenge prosecutions.

The (loosely labeled) “trial” in New York over “inflated wealth” (which virtually all developers do) is expected to come in today. We look at the democrat judge in the case (I think this is the judge’s campaign contribution data) and conclude there’s no way an old-time party regular will give the dems anything but Trump’s head-on-a-plate. In the real world – which no one writes about – our consigliere (tax attorney) says all banks have their own appraisals done to see what the “real numbers” might be.  But, since no expert witnesses were called, on the record, the kangaroo court can keep that under wraps and deliver a conviction for the world’s most dangerous developer.  Seeing how this works? Not saying anyone did anything bad, just how full daylight, if you follow is gone. Trump may win on appeal, but remember it will be a NY supremely democourt before US Supremes and it will take money to get it there… and time, so Trumps out for 2024…sheesh.  Which is why we are in “Night of the Long Knives” territory now, as we explained recently…

Tell the truth and leave shortly thereafter dept: Federal Judge Hands RFK Jr. a Win in Lawsuit Accusing Biden Admin of Censoring COVID-19 Vaccine Info. Of course they did! But God knows, they couldn’t have come out and said Covid was a bioweapon or tell us there are likely more coming.  Or that the MRNA went into every cell in your body. Or that….forgetabout it.  “How come Anthony Fauci is not in jail yet?” That’s what Rand Paul’s wife of 33 years keeps asking him…  Still, look at Trump’s case, how JFK was ended, and tell me how well real Truth to Power works out.  Rand’s no fool.

Which leads to holding up Congress, which is holding up the Budget, which is holding up the economy, by holding open the border. The government funding fight is about to come back with a vengeance – POLITICO.  Yeah, right, sure, whatever.

But let a democrat do something sketchy and what happens? MSNBC Fake News: MSNBC all but declares Fani Willis keeping hordes of cash, doling out cash for large expenses, and using things like Cash app shouldn’t be questioned…at all!  (I’m so old I remember the two party system…which we still have. Except now it’s the “Not yours” and the “Ours” party.

Are we going to hear “You’re fired” soon? FBI, NYC investigators raids FDNY HQ, homes of fire chiefs (nypost.com) Got a sawbuck says any developers involved in the hurry-up fees won’t be touched.  Bets? Takers? NYC may have become the world leader in “compartmentalized corruption.”

The Dems War Party, though, will make a great big deal about Alexei Navalny, Putin’s Most Ardent Critic, Dies in Prison – WSJ. Don’t look now, but Universe may reveal a huge truth: Navalny political challenge to Power dies in prison, Trump’s future challenge to Power dies by political assassination in Courts. Which regime pulling strings do you suppose is most corrupt?  Or is this just another “Shut up the old man asking questions”?

Wars are always the same: Over power and money. US says Russia developing anti-satellite weapon; Kremlin calls it a ruse to pass Ukraine aid bill.

 It’s all OK, though: The American Die-Off is being helped along, it appears: 80% of Americans test positive for chemical found in Cheerios that may cause infertility. No saltpeter for militaries and prisons, just more Cheerios, we wonder?  Oat-based foods? Digging deeper into the study here, we wonder how much of a driver oat-based breakfast foods before school have distorted the gender-change stampede?  Stephen King would be challenged producing such macabre possibilities.  We won’t even begin to ask whether chlormequat interacts with MRNA… But gluten-free and your pechewzelwhacker breaks?  Gad zooks.

ATR: The Truth is in Plain Sight

With my birthday next week, rolling over 75 on the odometer, a quick learning you may be able to apply on your own stumble through the gauntlet of Life.

My mail carrier dropped off a good load of packages Wednesday and we got to talking as we usually do.

“Keeping you busy today,” I asked.

“Yeah, tons today, but you know, it’s kinda strange. We had almost nothing from Amazon on Monday, and not very many yesterday…”

At this, I found myself chuckling on the inside, but I didn’t let on.  So a bit more chit-chat and I tossed in “Watch the Super Bowl Sunday?”

A few minutes. I think my wife watched more than I did. Neither one of us is much into sports, though.”

By this time, my innards were doubled-up in laughter and I couldn’t help myself.  “I know exactly why you didn’t have many packages Monday.”

Oh, why’s that?

“Super Bowl.  People put down their clickers and picked up their remotes. Got drunk, went out to parties.  Then, as the hangovers cleared, they got back online and were ordering, again…”

Well, I’ll be.  Hadn’t thought of it that way…”

Talked for another minute, or two.  Shared with him one of our secrets to anti-aging, too.  “Aging is the accumulation of bad experiences in life, you haven’t cleaned out of your spirit…” for example.  All stuff “in plain sight” that we get too busy to think about.

It was a delightful moment. Sharing with a fellow human the idea that “The Truth is usually in plain sight.”  But we more often than not, don’t see it because we’re not looking at things right. Glad to be able to share it.

Fact is, I was still smiling about it at 3:30 AM today.  When the idea of writing a book about it – how so much of life is taking templates from technology and failing to realize how much our Tech is teaching us how the higher-level templates in Life work.

Problem is? Most people can’t quiet the mind and just let our inner wisdom come teach us the Big Picture and guide us on “right path” through life.  Working title for the book (after I finish writing of Building Your Personal Ark, and the rewrite of the 100-year Toaster will be Noise Floor: The Truth and Templates in Plain Sight.

Which mean I will live another year – to seventy-six – for sure.  Just too much work to do to check out yet.

Ham Radio Note

We Keep on Learn Something new every day.

When programming a new ham radio for Elaine, using CHIRP, if you flag the column “Duplex” to “Off” it will inhibit even simplex transmit on that channel. Which will make it seem like the radio won’t transmit.

And if you click “skip” for the bank of weather channels in the memory set-up, the (continu0us) weather won’t stop your scanning or intermittently active channels.

Which made the programming process:

  • Download radio image into CHIRP
  • Program local channels first (ham radio uses)
  • Add local fire, police, etc from RR Database Home (radioreference.com). You will do these as .csv downloads which are then stacked into CHIRP, Others we include are:
  • Add GMRS and then MURS
  • Then NOAA
  • Make sure simplex channels have nothing in the duplex column
  • Make changes like the user callsign on power-up.
  • Then save a copy of the new image file
  • And upload it back into radio
  • Test when you find data entry errors by Mr. Thumbs.

New two pack of 8 watt Baofeng’s is a good deal, came with three antenna choices (*stubby, short, and long) for the radios, driver CD, programming cable, belt clips and ear-phone-mics… hell of a bargain.

    I asked Bus Buddy how much to travel from Eagle Pass, TX to NY, NY.

    “You can expect to pay from $135 to $367 for a bus ticket from Dallas to New York based on the last 2 days. ”

    Unless there’s a volume discount this means the outside cost to transport 100,000 migrants from Texas to the interior should cost around $36,700,000 for bus fare alone.

    That’s a nice travel budget for two days. Not to mention the bus line has gone from a few ‘good days’ a month to 100% full day after day.

      Yes, but that’s on a regular bus route, where the bus has paying customers on the return trip. The Texas Migrant Express has to deadhead back home, which doubles the fixed costs. Then of course there’s the premium tacked on because it’s paid for by the government.

    • Texas needs to sue the states receiving the gift of migrants for reimbursement for travel expenses.
      If you think the bus tickets are costly, you aren’t understanding the cost of administering welfare programs to the migrants. $1240 in lieu of tens of thousands in cost per head to the local economy is a bargain. And Texas is doing the migrants a favor. The local economy is simply saturated with undocumented workers, and local employers are fed up with the down side of employing unvetted migrants with no personal support network.

  4. Way back when.., when I was “self-employed” ., my payments were in Krugerrands and sometimes Maple Leafs. Standard method of payment. Nothing out of the ordinary. Gold prices ‘way back when’ was a lot less then they are today. In 1978 gold was around $150 per. If I made two thousand on a simple job, that was a short stack of around 13 coins. Easy to get through customs back then. Today, that short-stack is worth considerably more – right around $26,000.
    Trust me on this.., when you flip a Krugerrand onto the desk top, the seller doesn’t start questioning the purity., he knows what a Krugger is – his pupils dilate, pulse goes up, a small smile crosses his lips., his whole body changes. The pirate comes out into the open. and you’ve got him hooked. [ See what I did there? Pirate.., hook – go read Peter Pan.]
    Banting back and forth about the purity and quality of a Krugger., or Maple Leaf for that matter – is mute. A none starter. The seller knows what a Krugerrand is – end of discussion.
    – Note: As an investment in gold would not be a very lucrative way to make money. But I did not hang on to them as an investment. Even way back when, I was smart enough to know my occupation had a time-limit, so I casually thought I’d just hang on to them for “further down the road”. Luckily, I never had to spend / use / trade them to meet expenses. Ohh., I spent a couple, here and there – usually for ‘effect’., or, make an impression. Trust me.., it works very well.

      The purity of gold in a Krugerrand is 0.9167. The Krugerrand weighs 1.0909 of an ounce. There is one troy ounce of pure gold in a Krugerrand, but it still contains that pesky alloy compound.

      Hardly anyone in the jewelry industry will melt a Krugerrand to cast an item of jewelry. Rather, Chinese panda gold coins and Canadian maple leaf gold coins are used in casting, along with the proper alloys to get yellow, white, or rose gold. This is because panda coins and maple leaf coins are pure gold in content, and the caster can manage and manipulate the melt by adding the preferred alloys for what gold color and Karat purity are required.

      I was not dissing the Krugerrand but only pointing out that it is not all pure gold. Strange that some alloy was needed at all.

          Back in the 80’s we were casting what we called “Colonial Pewter” using silicone RTV rubber. Dug around to find that temp range for it. At that time it was good for about 600 degrees F.
          We were making custom belt buckles and the molds held up well for short runs, preserving details very well. Good luck if use it…

      • The gold is alloyed to make it much more wear-resistant. The SAK was designed as a circulating coin, because the concept of bullion coinage (other than commemoratives) hadn’t really taken root in the 1960s, and IIRC when it hit the market (about 1973), neither bullion gold nor trade with the government of South Africa were legal in the U.S.

    • I remember reading in the late 90’s Ted Butler recounting how his mentor, Izzy Friedman recommended that people have 1,000 silver 1 oz. coins in their possession which would serve them well in the future. I followed that advice then and paid about $Can $10 each. 25 years later those coins are now worth about $Can $35. Had I bought gold it has gone up 5 times. With the gold/silver ratio at over 80, perhaps in time, silver will catch up to gold in the gains.

      • My experience with physical silver was negative.

        Before a big run I bought a Monster Box and put it to the side. Eventually silver popped so I wanted to unload the box and started calling around the locals. Nobody would give spot in the ‘fast moving market’. So then I played the boomerang and told them I’ll take all you have at the price you’re quoting me, “Oh, no sir we can’t do that.” The Tulving Company was still in business back then.

        The box was unloaded later after the pop, for more than I paid but never near the highs. It’s a shady business.

        Gold in a ll forms on the other hand always sells near spot and can be sold at the coin/gun/jewelry/pawn.

        • If you (can) find an honest dealer, gold will sell for about 3% under spot, and silver, about 7% under spot. Most of the ones I’ve run into want to pay 20-50% under spot for gold, and 40-60% under for silver.

          …And then, they want to sell it back to you at 30% over, and 80-150% over, respectively.

          This is why I don’t play PMs…

    First time I have ever been the dealer. Went very smoothly. Made a couple hundred in tips. [ or, should I say the misses made a couple hundred – gave it all to her.]
    A couple of times I had to work at controlling my expression., as I saw one of the players make a few obvious mistakes., but it is not the dealers place to make suggestions, or comments – that can get you shoved out the back door, rather harshly.
    All-n-all.., a good night. [ I prefer to be a player though.]

    – Last week I was working on a project at my small work-space in the greenhouse. [ Great place to hang out and “do stuff”] I was getting frustrated rebuilding a piece of junk., dropped my tools and made a mental note of everything I would need to build a complete and better “new one”. I was wasting my time, energy and money. Off to the hardware store.
    – I bought two of everything I needed and a really good looking, heavy duty surge protected power strip with three built-in USB ports.
    – Back out the door with a couple of bags of goodies and.., the street was empty. No one, anywhere to be seen. Very few cars., It was cold and snow was blowing, but it looked and felt weird. As I turn to go my car a guy came out of the coffee shop across the street, checked him out – no threat and kept walking – when I heard a loud voice: “Hey, you !”
    – I stopped at looked across the street, the coffee shop guy pointed at me and yelled, rather loudly: “F_ck you!”
    – I thought that was rather amusing, so I stepped to the curb, pointed at him and yelled back: “And your Momma!”
    – He fake astonishment, stepped back from the curb, gave me a big smile and a thumbs-up, then continued on down the street., not a care in the world.
    – I have no idea who he was., never seen him before.
    – It is getting a little weird out there, folks.

          Only Trump has been able to laugh the attackers off, then parry and riposte their attacks with his own. That’s a testament to, and real-world demonstration of his intelligence and quick-wittedness, but it’s also a practical guide of how to keep your head and not let the words of others get under your skin.

          The young’uns don’t have that yet, and it is going to become incredibly important, very quickly. There will be a ton of AI-generated commercials, situations, and probably “he-said/she-saids” between now and November. Most will be able to be recognized as fabrications.

    there is a brief screening test that a person can do in three minutes. A doctor asks a person to do two tests: Clock drawing and three-word registration and recall.
    Clock drawing involves drawing a clockface with all the numbers and a time that the doctor specifies.
    Three-word registration and recall is when a person listens to three words from a doctor and repeats them. After the clock-drawing test, they will need to remember and recall these words again.
    A person can get a total of 5 points for the test. People with a score of 3–5 have a lower likelihood of dementia, but it does not rule out some degree of cognitive impairment.
    The longer test if this one is failed is then asked.. like what day is it.. what time is it.. who is the president.. according to the report.. quite a few of the questions were answered wrong.. which brings up .. personal life issues that most people wouldn’t ever remember..

    the other techs came out and said you need to come quick.. why the stupid specialist just told her that her mom died.. OMG.. I go in and said.. What are you doing.. your not ready for school.. I AM TELLING MOM.. instantly all was ok.. I went out and told the administrator and the specialist on dementia.. don’t you ever do that again on my scheduled day.. you only keep the day date and time put to modern until they reach a certain level then you go with it.. redirect them to keep them safe and those around them safe..
    all basic crap.. did this for way to many years.. once they get to another level.. then you just sit them at a table with a pile of wash clothes to fold.. keep their mind as busy as you can.. give them a project.. I brought in a doll house to be built.. crocheting .. is good to until they get to a certain point.. the more you can keep their mind busy the better.. get the different spots to work.. exercise the brain..
    the sad part is .. after a point people don’t want to see their loved ones that have gone to far into the disease.. then they stop coming to see them.. leaving the techs to be their family members..
    Many get MEAN… especially if they were mean before..if they had a mean stubborn streak before dementia.. they get really mean after.. seen one guy rip a toilet off of the floor and hit the aid with it.. knocking her to the ground..water all over.. phew.. it was not good..I put four of them at a table one night gave them cocoa.. and a sandwhich etc.. and one of the patients made a comment.. the other three said your crazy.. setting the woman off.. it was a nightmare.. many go into the locked wings.. most of them will have a code to get in and go out.. well one of them walked right out.. the one nurse looked at me and said she just walked out.. well it doesn’t surprise me.. she has way more education and credentials than any of us.. the trick was to put the code on one wall.. and the locked entry on another.. she couldn’t remember the code from one wall to the other..
    I went back there.. and couldn’t get out one time.. I went up to the nurse and said.. I think I am going to sit down over there and suck my thumb and cry a little.. she said.. what.. I said yea I couldn’t get the code right from one wall to the other.. that means I have to stay here.. LOL she started to laugh so hard I thought she was going to cry LOL LOL LOL
